Forsyth County is still drawing big bets from national builders. Century Communities, the publicly traded homebuilder behind the new Echo Grove subdivision in Cumming, is not pulling back. Not yet.
The company opened the community with a starting price just shy of $540,000 — a number that signals exactly who they are chasing. Buyers willing to pay for estate-sized homesites.
Buyers who want an optional detached three-car garage on a lot big enough to hold it. In a market that has undeniably cooled since the pandemic frenzy, Century is betting that space still sells. Echo Grove lands in a county that has been one of metro Atlanta’s fastest-growing corridors for years.
Cumming sits at the edge of Lake Lanier, and the retail and employment centers that have reshaped north Georgia over the last decade keep pushing outward. Land prices have climbed steadily.
That makes the pitch for larger lots a harder one to deliver — but Century is leaning into it. The builder is offering both ranch-style single-level homes and two-story floor plans. That flexibility matters in a market where buyers want options without leaving the Atlanta metro area entirely.
The optional detached garages are the differentiator. Standard two-car garages are the norm in this segment. Three-car garages, detached and separate from the main house, are not.
Century is betting that extra parking and storage space will close deals. The company has been expanding its footprint in the Southeast even as national housing starts have swung up and down.
That is not an accident. Century Communities is a publicly traded company — NYSE: CCS — and it recently landed on Newsweek’s list of America’s Most Trustworthy Companies. The online sales platform, which lets buyers reserve homes without ever visiting a sales center, has become a bigger part of the strategy since the pandemic shifted how people shop for real estate.
That online model matters here. Echo Grove is not a quick commute to downtown Atlanta.
It is a buy-in to a specific lifestyle — lake access, space, a detached garage for the boat or the project car. The kind of buyer who wants that is often willing to shop remotely, sight unseen, or at least start the process online before driving out. The question hanging over Echo Grove is whether the price point holds.
The market has softened. Mortgage rates are higher than they were two years ago. But Forsyth County keeps adding jobs and people.
Century is not the only builder betting on that corridor. They are just the one opening a new community right now.
The estate-sized lots are the core of the bet. In a county where land has gotten expensive, carving out room for a three-car garage on a detached slab is a luxury. Century is selling that luxury at a starting price that undercuts some of the newer infill developments closer to Atlanta.
That is the math. Pay less per square foot, drive a little farther, get the garage and the lake.
Investors will watch how fast the lots move. If the online platform generates traffic and the detached garages close deals, Echo Grove becomes a template. If the market pushes back, Century will adjust.
For now, the company is open for business in Cumming, betting that estate-sized homesites still have buyers.
