San Antonio-New Braunfels Ranks Top Texas Metro for New Home Construction

New Braunfels Famous Landmark

San Antonio, September 2 The story begins with a number that carries weight for anyone who has watched this city change. San Antonio-New Braunfels now ranks 14th among the top 25 new-construction metros in the United States, the highest position for any Texas metro on the list. What unfolded across the Sun Belt this year is not evenly distributed, and for those involved in building and buying here, that unevenness cuts both ways.

Realtor.com evaluated the nation’s 100 largest metros across four factors tied to new home construction. Of the top 25, 20 sit in Sun Belt states.

Joel Berner, senior economist at Realtor.com, put the dynamic plainly in a release. “New construction is one of the most important ways to expand the supply of homes available to buyers, but the opportunity is not evenly distributed across the country,” he said. “This year’s ranking shows that Southern metros are not only building more homes; they are also creating conditions where buyers can find newly built homes at prices that compete with, and in some cases beat, existing homes.” Texas dominates the upper tier.

Austin landed at No. 5, Dallas-Fort Worth at No. 8, and Houston also ranked in the top 25. San Antonio’s 14th-place finish still marks it as the state’s leading metro by this measure.

Price cuts and timing

At its heart, the market here is adjusting. San Antonio placed third in a separate Realtor.com analysis tracking where builders are slashing prices on new homes most aggressively. That pressure on pricing arrives as the calendar turns toward what Redfin has identified as a critical window.

Mid-September, the firm reported, marks the prime time for homebuyers to land a deal in San Antonio, Dallas, and Fort Worth. Affordability is shifting in buyers’ favor.

A Redfin report showed local buyers now need to earn $62,859 to afford a median-priced home in the metro area. That figure sits 3.7 percent below last year’s threshold, constituting the 13th biggest affordability improvement in the country. Personal finance site SmartAsset recently ranked Texas as the 18th best state for under-35 buyers, adding another signal for younger earners weighing a move.

What follows

The construction ranking tracks a broader pattern of housing supply growth across the region, driven by continuing population increases in the San Antonio metro area. For those involved, the stakes are practical and immediate: more units coming online, builders competing on price, and a narrow seasonal window opening within days. What to watch next is whether the mid-September timing holds and whether the affordability gains hold steady against the demand that keeps drawing newcomers to the area.
